Help please with Tiptronic selector stiff to operate in all conditions

Hello helpful forum people.

My 2002 996 C4 Cab Tip recently developed stiffness with the tiptronic selector.

I've read lots on line about this happening in hot or cold conditions, neither scenario applies to me, hopefully someone can help guide me.

Symptoms & information:
- Car hardly used over lock down & past couple of years, less than 500 miles in 30 months
- Tip selector always worked fine, then sometime in the past 12/18 months became stiff to use
- Selector works fine, forward/reverse/park and 'manual' are all operational
- All gears work fine, no hesitancy in any gear selection
- Car has done 65K miles and not had transmission fluid/filter change as far as I know. It did have engine rebuild 20K miles ago but not sure about the transmission oil.
- I've tried the selector with car fully cold (at about 10/15 celsius), and also taken for a few miles easy drive to bring car & all oils up to operational temp, and no difference in behaviour
- The selector feels the same whether car is running or not

Things I've tried:
- WD40 specialist grease spray sprayed into the base of the tip mechanism, so any moving parts have been freshly lubricated. I have most of the carpet out for another part of the project & therefore able to release the central plastic & get right into the mechanism & cable.
- I used the same spray on the linkages underneath the car, where the cable exits underneath & operates the links to the gear box
- I tried loosening the cross head screw holding the tip mechanism together but that didn't change anything

My next trial is to change the transmission oil & filter for new parts from Design911, as it doesn't seem to tricky and is probably for the best anyway.

So:
- Before I change the tranny oil, what else could this be? What am I missing?
- I know I could take it to my local indy but they tend to charge excessively and not fix things (based in Surrey, but won't name them)
- Any other insights to share?
