Is there too many up for sale at the mo and I've pitched it wrong

I guess most people are just being careful at the moment. It is the same whether buying at £20k or £200k.

Maybe list what has been done? It is now 20 years old, and things that will need doing if not already done are control arms and bushes, probably new dampers to get it feeling tight and compliant again.

Then you have things like brake line, coolant lines, climate lines that will probably need sorting soon if not already done.

How are the brake pads and discs?

At 122k miles is it on the original clutch? Flywheel? transmission mounts? Engine mounts for that matter?

Does everything work as expected? Climate etc.?

Then the big one is bore scoring? These all do it at some point, have you had it scoped? Does it use any oil between the oil services? If so how many miles between top ups?
Potential buyers will be factoring this in now, and with 997.2's coming down a bit in price people will be working out how much it could cost if it needed the engine sorting, and then you are left with a 125k mile car that has cost you £30k. Before considering all the things above, which can easily be £5-10k. Not everyone will see that as something they feel comfortable with.

I would list everything that has been done. But December/January is never good to sell, and with the uncertainty in the market right now, people are just being cautious. But list everything and see what happens, I think it looks nice, I looked at it, but that was my thoughts.
It could be a bargain, but it could soon turn into a £40,000 nightmare, you know your car, we don't, we just have some photos.

some more pics, including service history and one of all buttons on the centre console

I've highlighted in bold your asking price as it was a bit hidden away.
